Three Reasons to spend in Brooklyn, New York Real Estate

There are many reasons to spend in Brooklyn real estate. However, the three best reasons to spend right now are:

Reason #1 -Brooklyn is a Diverse and Unique Area with Close presence to New York City

Brooklyn New York

Because Brooklyn is so diverse and unique, individuals, families and businesses from all over the country and the world come to Brooklyn. When you think of Brooklyn, you think of The Brooklyn Bridge, Coney Island, Fulton's Ferry, and the Dodgers as part of Brooklyn's history. Brooklyn is an eclectic neighborhood of multi nationalities with immigrant roots. It is the largest of the five boroughs of New York with a citizen of approximately 2.6 million.

Three Reasons to spend in Brooklyn, New York Real Estate

Real estate prices vary from neighborhood to neighborhood. However, its close presence to New York City and ever growing citizen always make Brooklyn real estate a great venture in a seller's or buyer's market. Zip codes consist of 11234, 11210, 11223, 11239, 11236 and 11203.

Reason #2 -Federal Government Bail Out Will Ease credit Crunch

As a result of the Federal Government's financial rescue plan popular ,favorite on October 3, 2008, to bail out the financial markets, the plan will help to unfreeze credit and get banks to start lending again. To begin with, nine of the largest U.S. Banks have agreed to be the first financial institutions in which the government will own a stake in. However, the schedule will be available to thousands of other banks as well.

As a result of credit becoming available again, investors should take advantage of the many opportunities available in the Brooklyn real estate market. In some neighborhoods, prices are still appreciating while other neighborhoods have foreclosure and short sale opportunities.

Reason #3. It's a Buyer's store and Sellers are Motivated to Sell

Brooklyn housing prices are affordable right now. Prices are lower than they have been in the last two years, and sellers are now motivated to sell. In most areas, prices have gone down at least 10% over the last two years. Areas like Bushwick and East New York are experiencing report numbers of foreclosures. The higher end Northern Brooklyn store areas such as Brooklyn Heights, Park Slope and Williamsburg are still realizing appreciation in asset values and are in high query because of their easy commute to Manhattan via bus or subway.

According to Trulia.com, the midpoint sales price for all of Brooklyn while July 2008 through September 2008 was 3,000, down 0.3% from the same time last year.

Let's take a closer look at some of the individual neighborhoods in Brooklyn and see where some of the best buys are right now also Bushwick and East New York.

For instance in Bedford-Stuyvesant, Trulia.com reported the midpoint home sales price for the duration July 2008 through September 2008 was 0,000, down 15.08% from the same time last year. In the Bayridge and Fort Hamilton area the midpoint home sales price for the same duration was 0,000 up 14.6%. In Park Slope, the midpoint home sales price for the same duration was 0,000, down 9.6% for the same duration last year. In Sheepshead Bay, the midpoint home sales price for the same duration was 5,000, up 12.3% for the same duration last year. In Greenpoint, the midpoint home sales price for the same duration was 0,000, down 2.7% from the same duration last year. However, because of the rezoning in several Brooklyn neighborthoods while the last few years, a number of new conominium developments have been built which has resulted in home sales prices in North Brooklyn, which covers Williamsburg and Greenpoint, to in fact increased farranging 6.9% over a year ago.

For Mapleton, the midpoint homes sales price for July 2008 through September 2008 was 7,500, up 1.2% for the same duration last year. For Sunset Park for the same period, the midpoint home sales price was 5,000, with no change for the same duration last year. For Flatbush-Ditmas Park for the same period, the midpoint home sales price was 7,500, up 6.5% for the same duration last year. For Brownsville, for the same duration the midpoint home sales price was 5,000, down 13.3% for the same duration last year.

What's keen about Gowanus is that the midpoint listing price for the week ending October 15, 2008, was ,783,364.00, which was a 9.4% growth over the previous week midpoint listing price. Check the link below to see the most recent midpoint listing prices for properties in Brooklyn.

As you can see, Brooklyn housing prices are still affordable, and it's a buyer's store right now. Investors should take advantage while the occasion lasts.

understanding Dog Aggression

Think of dogs in the media: Remember The Hound of the Baskervilles? How about werewolves, from Harry Potter to the Twilight series? A canine's aggression is the stuff of legends and dreams. In fact, a coarse childhood fear when seeing out into the dark night and seeing twinkling lights in the length is that the pinpoints of light look like wolves' eyes.

Aggression in domesticated dogs is an understandable and treatable phenomenon. Canine science of mind and behavior is not governed by legend and blood lust, but by basic instincts and dynamics that can be learned by dog owners and put to good use by dog trainers.

Brooklyn New York

Aggression Basics
What are the cues or signs that a dog is aggressive? How would an owner know, before it's too late and a bite has occurred, that a dog is aggressive? What should dog owning parents teach their children to be aware of in dog behavior and body language?

understanding Dog Aggression

Growling or Showing Teeth
The facial expression of a dog exhibiting aggression involves lips pulled back to show teeth, wrinkled skin on the muzzle, and often a warning growl.

Ears Up, Tail Up and Stiff Body?
These signs, combined with snarling lips and a growl indicate dominant aggression, the signal from a dominant dog to back off, aimed at a lower ranking individual.

Ears Back, Tail in the middle of Legs, Head Lowered or a Crouching Position?
This indicates that the dog is submissive but is feeling cornered. Submission doesn't indicate that the dog is any less aggressive - just aggressive for a different reason.

Most Dog Behaviorists Classify Aggression In Dogs Into several Categories

Defensive Aggression
You may have heard of a "fear-biting" dog. This is a dog that has industrialized aggressive behaviors such as growling or biting in response to anxiety or fear. Stunning a dog in any way (a "smack" or a "whack" with a rolled up newspaper, e.g.) can lead to fear-based aggression. These dogs can become very dangerous to their owners.

Possessiveness
This is the dog that growls or snaps at a man who comes too close to them while eating or guarding a beloved toy, bone or other "possession."

Aggression Due to Dominance
Many different behaviors factor into dominance. This is the dog who thinks he is the boss in the household, over the other dogs and the people, large and small. The dog may growl or snap when he perceives a human is bright his dominance. This type of aggression is coarse and yet ordinarily misunderstood by owners.

Predatory Behavior
Aggression that is based in predatory behavior is often exacerbated by "prey" behavior in humans or other animals: namely running away or squealing or shrieking. Natural predators, dogs will chase and bite a running child unless trained not to do so and handle their predatory urges differently.

Often owners will description to trainers that the dog "suddenly snapped" or bit man "out of the blue." A careful pathology of the dog's uncut behavior in the home, on the leash or in the community will help the owner and instructor form out which type of aggression is at work and how to address it.

What to Do?
First analyze. Know which type of aggression you're dealing with. Next - deal with it. A few "nevers" should help:

Never charge a Dog In Any Way
Hitting, punching, kicking or in any way physically beating the dog will never make the dog less aggressive.

Never Chain or Tie Up The Dog
Chained dogs are statistically much more likely to bite. Chaining frustrates a dog and teaches it nothing about how to behave appropriately.

Never "train" a dog by denying it food, water, or entrance to proper bathrooming or exercise.

For most dogs in most "normal" aggressive situations (that is, we're not talking about extreme cases here), the following basic philosophy should indubitably help: Meet the dog's needs. Once you have met a dog's needs for food, shelter, exercise, socialization, affection and bonding, proper role in the human-dog "pack" and mental stimulation, then you can re-examine the aggressive behavior. With any luck at all, the aggression will vaporize!

Success Lessons From The Builders Of The Brooklyn Bridge

The Brooklyn Bridge in New York cost about twenty-seven lives to build. The first man to die was the designer of the bridge John Roebling, an immigrant engineer from Prussia.

However, the bridge is an awe entertaining monument to the courage, skill, measurement and perseverance of the Roebling house and the workers who risked illness and death in its construction

Brooklyn New York

In 1869, John Roebling planned what would be the largest suspension bridge in the world. It would span the East River in New York to join the boroughs of Manhattan and Brooklyn. It would be over a mile long.

Success Lessons From The Builders Of The Brooklyn Bridge

It took thirteen tough years to faultless the bridge. Tragically, John Roebling missed those thirteen years. He injured his foot when it was crushed between a pylon and a ferry as he surveyed the area.

He refused anaesthetic as his crushed toes were amputated and then tried to cure his foot by dripping water on it night and day. The water may well have infected his toes. He ultimately advanced lock jaw and died in agony of tetanus.

Even while he was in hospital he demanded regular updates on the advance of the bridge. His health deteriorated but he still helped solve onsite problems. His huge measurement and predicted focus on the job in hand was passed on to his son and his daughter-in-law.

Washington had seen death and agony on the battlefields of the Civil War but his father's painful death still affected him hugely. He partly blamed himself:

"I feel that I maybe made a mistake in not taking my father to a hospital at once. But my father had very decided beliefs, and looked upon hospitals as the abode of the devil - and upon doctors as criminals."

Washington Roebling took over his father's role as chief engineer on the project. He worked with the same vigor and drive that had raised him to the rank of Colonel in the Union army during the civil war. Like his dad, he unwisely put work before health but one can only admire his dedication.

Washington directly supervised construction of the underwater caissons upon which the bridge's immense towers would be built. Because of this underwater work, he suffered some times with decompression sickness, or the bends, as early as 1872.

However, thanks to the intelligence, skills and close maintain of his wife, Emily, Washington continued to operate the project. He sent messages straight through Emily to his chosen engineers who appreciated the understanding Emily had advanced of how to carry out this hugely entertaining engineering project.

At times, Washington used a telescope from his house on Brooklyn Heights to keep in touch with events on the banks of the East River but his main maintain and means of communication was his wife.

Emily had read and filed every scrap of news about the bridge since the beginning and had worked at her husband's side during the entire construction effort.

With Emily, Washington discussed the detailed blueprints, and with her he shared all of his own and his father's bridge construction plans and dreams. Emily began to study many topics associated to civil engineering so that she could maintain her husband. These topics included maths, the vigor of materials and cable construction.

She possessed the winning blend of being able to work hard, enumerate effectively and being able to learn the engineering skills essential to accomplish her husband's goals.

When a board of inquiry was convened by the American society of Civil Engineers to settle if Washington Roebling should be removed as Chief Engineer, Emily's effectiveness in managing the work to that date convinced them that the Roeblings should remain in charge.

The bridge was ultimately opened in 1883. The first man to walk across was Emily Roebling. Plaques honoring Emily's accomplishments are installed on both the Brooklyn and New York towers of the Brooklyn Bridge.

The bridge itself is a monument to the work of both John and Washington Roebling.

The story of the bridge is full of entertaining lessons about success. John Roebling took a risk by leaving Germany for the Usa. The risk paid off. At the time Germany lacked the money and the will for big, new engineering works.

The Us government, on the other hand, had put money aside to encourage construction projects. Success often involves the risk of entertaining from a dead end to somewhere with more potential.

My own father was a civil engineer who moved from England to China where I was born at the start of World War Ii. The risk he took did not pay off as we ended up in a attention camp but it for real led to a character construction contact for the whole family!

We were ultimately rescued by American Gi's. One of my most treasured possessions is a plane made of bullets given me by one of them. My father soon moved us on to Iran to work on the waterworks in Tehran. This move was more successful.

John Roebling built some qualified bridges colse to the Usa before he built up the knowledge and skill to successfully plan the hugely ambitious Brooklyn Bridge. Habitancy usually build reliance straight through beginning small and ending big.

He showed lazer focus on the scheme even when he was dying. He made the wrong option with hydrotherapy but he made the right choices for the bridge. Probably no other engineer in the United States could have planned this bridge. Mastering skills makes the master, or mistress in Emily's case, invaluable.

Washington showed the same focus and skill as his dad. He shared the dangers of his men in working in the caissons. This is the mark of great leaders like Alexander the Great and Nelson who both suffered injuries along with their men.

His measurement and leadership led to the completion of one of the great bridges of the world. He overcame one obstacle after another to do this. This along with dealing with the shoddy wire he was supplied with by an unscrupulous merchant. Thriving Habitancy do not give up in the face of crippling problems.

Emily showed what one considered and entertaining woman can achieve. She did what most Habitancy would think was impossible. When she did not know what to do, she did not give up. She naturally learned the skills essential to carry on. She had adequate reliance to learn on the job.

Her courage, reliance and intelligence were exceptional in a century when middle class and upper class women were looked on as mere ornaments. She clearly did not accept this view.

In modern times on the internet, Sharlene Raven took over the internet company of her husband Scott when he was struck down with illness. Both Ravens furnish great products which I know I can trust.

Most Thriving Habitancy learn to rely on the help of others for their success. They also ignore the limits located upon their abilities and achievements by the views of others.

To consequent we need to learn the skills and knowledge which are relevant to the goals we are pursuing even if we learn on the job. In fact, it is quite often more easy to learn on the job than in an ivory tower away from the dust and dirt of reality.

We need to believe that we are the Habitancy who can carry the job through. We need to work, like John and Washington, with focus and vigor either we feel like it or not.

Both the Brooklyn bridge, its builders and the Roeblings are an inspiration to the world.

Three Reasons to spend in Brooklyn, New York Real Estate

There are many reasons to spend in Brooklyn real estate. However, the three best reasons to spend right now are:

Reason #1 -Brooklyn is a Diverse and Unique Area with Close proximity to New York City

Reason #2 -Federal Government Bail Out Will Ease reputation Crunch

As a corollary of the Federal Government's financial saving plan stylish on October 3, 2008, to bail out the financial markets, the plan will help to unfreeze reputation and get banks to start lending again. To begin with, nine of the largest U.S. Banks have agreed to be the first financial institutions in which the government will own a stake in. However, the program will be available to thousands of other banks as well.

As a corollary of reputation becoming available again, investors should take benefit of the many opportunities available in the Brooklyn real estate market. In some neighborhoods, prices are still appreciating while other neighborhoods have foreclosure and short sale opportunities.

In Greenpoint, the mean home sales price for the same period was 0,000, down 2.7% from the same period last year. However, because of the rezoning in any Brooklyn neighborthoods while the last few years, a number of new conominium developments have been built which has resulted in home sales prices in North Brooklyn, which covers Williamsburg and Greenpoint, to undoubtedly increased farranging 6.9% over a year ago.

At the Brooklyn Museum: "Tipis of the Brooklyn Plains" by Nf Karlins

In 1889, the same year that Vincent van Gogh painted Starry Night, the Húnkpapa Lakoda warrior Rain-in-the_Face descriptive a present of his exploits -- horse-stealing, making war and even the heroic rescue of a chief's daughter while a battle with U.S. Soldiers -- on the liner of his tipi.

As the tipi shows, Native Americans had architecture as well as art. More than 30 separate Plains Indian tribes spread from Texas to Canada used tipis as shelters while much of the 19th century.

Brooklyn New York

This movable dwelling is the focus of "Tipi: patrimony of the Great Plains" at the Brooklyn Museum, which has taken the presumably crowd-pleasing opening of erecting several actual tipis as part of the show (the Indians of Brooklyn, and the rest of the northeast, did not use tipis). Visitors are allowed to enter one example, which soars 28 feet into the museum's fifth-floor rotunda. It was constructed nearby three slender wooden poles, to which others were added, and then a painted canvas (formerly a buffalo-hide covering) was unfurled on top and secured.

At the Brooklyn Museum: "Tipis of the Brooklyn Plains" by Nf Karlins

The museum commissioned this amazing tipi from Blackfeet artist Lyle J. Heavy Runner, who owns the design. Traditionally, designs have been passed down from generation to generation, and pictorial imagery is based on visions men experienced while religious ceremonies.

This example is called Bleeding Buffalo Skull. The main red motif can be interpreted as a bleeding buffalo skull or as two men keeping pipes or hatchets. The design, which is read from the ground up, has many other elements.

The show contains two more full-size tipis, giving an idea of the evolution of the form. One is a replica of a Lakota buffalo-hide tipi that dates to pre-Reservation days, or before 1860. Other is from the Southern Cheyenne, dating to 1904, and is filled with beautifully made backrests and painted parfleches (folded, rawhide rectangular containers).

Women were typically responsible for making the tipi, and in many tribes they contributed abstract, beaded medallions to tipi covers, as can be seen in the 1904 tipi on display. Women also made most of the family's possessions, and designed geometric motifs for clothing and small movable objects.

Native American men owned and displayed their rehabilitation bundles and warrior regalia in the tipi, earning the rights to wear obvious credit items, like feathers in war bonnets, based on their fighting prowess. Men also created naturalistic designs on tipi covers and liners, which in the reservation era were also drawn in ledger books.

The adornment of objects by Native-Americans women artists is always dazzling to me. They were and are formidable mixed-media artists. Even a small Arapahoe pouch from the turn of the 20th century merits an abstract invent worked in porcupine quills and beads, while an Ogala Sioux spear case from the 19th century mixes hide, red trade cloth, and beads into a three-dimensional task of great vigor and complexity.

Another extravaganza by an unknown Sioux artist is a man's 19th-century buckskin shirt, which is part pigment-dyed with beadwork bands of red hands on a white background, hair and feathers.

"Tipi: patrimony of the Great Plains" includes several examples of one type of object, like moccasins, to underscore the esthetic diversity of the Plains Indians. The tribes of the Great Plains encompass a huge array of optic ideas, all permanently in flux.

One look at Kiowa artist Terri Greeves' beaded high-heeled sneakers, Great Lakes Girls (2008), which are decorated with spiny oyster shell cabochons, Swarovski crystals and several types of beads, shows how far traditions are being pushed today.

A team led by Brooklyn Museum curators Nancy B. Rosoff and Susan Kennedy Zeller organized this excursion into Plains Indian life.
